DA vs BA: Do I need a DA, BA or both? Plannable has the answers.

Plannable and Buildable

What is the difference between a DA and a BA? If only we had a dollar for every time our clients asked this question! A simple way to understand the difference is this:

A Development Approval (DA) asks: “Can you do this development here?”
A Building Approval (BA) asks: “Can this building be constructed safely and compliantly?”

Most medium-to-large projects in Queensland require both. And that’s why Buildable and Plannable have partnered together to streamline the process and become a “one stop shop” for clients.

Plannable and Buildable – development approvals and building approvals in one place

According to Lillian Lucas, Leader of Town Planning for Plannable, obtaining both a Development Approval and Building Approval through connected specialist teams is relatively uncommon within the Queensland approvals industry. But for clients, it makes total sense to access both planning and building approval expertise through one coordinated service.

“Because we are part of the same team, the Plannable and Buildable teams are working towards the same goal — one streamlined approval journey,” Lillian says.

“We use the same systems, making it easy to share amended plans, technical information and project updates. This reduces delays caused by back and forth between the certifier and town planner.”

And it’s not just about making building approvals more efficient with planning as an add-on service. Plannable operates as a complete Queensland town planning consultancy working alongside the building certification expertise of Buildable.

“What sets Plannable apart is that we are a dedicated town planning company with an experienced team. We have expertise across subdivision, residential and commercial projects, so we can look after any of our clients’ applications.”

One of the biggest frustrations for property owners, designers, developers and builders is the amount of back-and-forth that can occur between separate consultants during the approvals process. But not here.

“The integrated approach also helps clients identify early on any additional approvals or applications that may be required before a Building Approval can be issued, such as relaxations, amenity and aesthetics, driveway approvals or plumbing approvals,” Lillian explains.

“This allows supporting information to be prepared while the DA is still underway, rather than later in the process.”

Another key advantage is continuity.

“It also means clients are not having to re-explain the project, resend information, or bring a separate consultant up to speed later in the approval journey,” says Lillian.

What Comes First — DA or BA?

In many cases, the Development Approval comes first. Once the DA is approved, detailed construction plans are then prepared for the Building Approval process.

However, every project is different. Some developments may not require a DA at all, while others involve both approvals simultaneously.
